TLC Rental Policies

Thank you for considering our office for your next rental home.

Please feel free to contact us when you’re ready to view any of our homes. 

 

All Rents Are Due On The First Day Of The Month

 

  • All of our homes are Smoke Free.

  • Pet Policy is subject to owner approval. A $250 non-refundable fee per pet, shots and current license is required as well as Renters Insurance.

  • We have 1 year lease terms with an option to renew, as well. 6 months may be offered with an additional leasing fee.

  • Our (fully refundable) Security Deposits are equal to 1 months rent, unless otherwise noted.
    Under certain circumstances a higher deposit may be required.

  • Application fees are $30 per person over 18 years of age for those who will be occupying the home.
    Application fees: cash only will be accepted and separate from the Security Deposit.

  • First month's rent and security deposit is payable to TLC Management in the form of a Cashiers Check or Money Order.
    After which time, you will pay your rent online with your tenant portal.

  • Homes with personal appliances; refrigerator, washer, dryer, R/O system or water softener are not warranted items,
    and may or may not be replaced.

  • Homes with a Pool; pool service and cleaning will be provided, monthly chemicals and water are the tenants responsibility.

 

Transferring/Relocating to Yuma?

You may wish to overnight your completed application, application fee, security deposit & deposit to hold form.
Contact our office and provide the tracking number for your parcel so that we may confirm shipping. Any other applications received for the same property after confirmation of shipping will be put on hold to allow time to process your application first.

 

**This process does not guarantee a rental but assures 1st position until the process is completed. Management will only hold the property for 2 weeks from the date application(s) and application fee(s) are submitted**

 

What you see today may not be available tomorrow, so if you find the home that will work for you and your family be prepared to put a deposit to hold that property for up to 2 weeks. If during processing we discover that you are not qualified for any of our homes, the security deposit to hold will be refunded back to you. The application fee(s) are non-refundable.

Repair Request

Repair Request

Please include the following information in your Repair Request:

  1. Have you changed your locks?

  2. Are there any pets? (All pets must be secured during repairs)

  3. Does the property have an alarm system?

*If appliance repair, Make and Model are Required

*A person 18 years or older must be available to meet with the repair person to give access to the property.

Your Work Order has been successfully sent! You will receive a response within 3 business days, thank you.

For Emergencies...

Call 911 for Medical or Fire Emergencies!

Call 928-726-5557 to report emergency work orders. After hours and weekend calls must leave a message for a return call. 

(Examples: Air Conditioning Not Working, Water Leaks, Plumbing Issues)
